Foggy Double-Pane Windows in Michigan: Cleaning vs. Replacement
If your double-pane windows look foggy from the inside, the seal has failed and cleaning won't fix it — you need glass replacement. But if the fog is on the outside surface, or if it clears when conditions change, that's a different story: exterior film and condensation are fully treatable with professional cleaning.
Two Very Different Problems That Look Similar
Homeowners frequently call us about "foggy windows" and are surprised to learn there are two entirely separate causes — one we can fix, one we cannot. Knowing the difference saves you from paying for cleaning that won't help, or paying for glass replacement you don't actually need.
Seal Failure: The Fog Is Between the Panes
Modern double-pane (insulated glass unit, or IGU) windows have an inert gas — typically argon or krypton — sealed between two panes of glass. This gas provides insulation. When the perimeter seal fails, that gas escapes and humid outdoor air enters the cavity. When temperatures change, moisture in that air condenses on the inner surfaces of the glass — surfaces that are impossible to reach without disassembling the unit.
Key indicators of seal failure:
- The fog appears between the two panes, not on the room-facing surface
- The fog does not wipe away — running a cloth over the glass has no effect
- The fog may appear and disappear with temperature changes, but always returns
- You may see mineral streaks or water staining inside the unit over time
This is not a cleaning problem. The insulated glass unit needs to be replaced — either the entire window sash or the glass unit itself, depending on the window brand and frame condition. ClearView will tell you this honestly rather than take your money for a service that won't resolve the issue. We're happy to refer you to a qualified local glazier.
Exterior Film and Condensation: What Cleaning Can Fix
Fog, haze, or a milky film on the outer surface of the glass is a completely different matter. This is caused by:
- Hard water mineral deposits from irrigation, rain, or cleaning
- Oxidation and environmental film — a thin layer of pollutants, pollen, and silicone that builds up over time
- Soap or cleaning product residue from previous DIY attempts
- Exterior condensation on very cold mornings — normal and temporary
This type of fog wipes away (at least partially) with a damp cloth. It's worst in morning light and improves as surfaces dry. It may create a rainbow or diffracted light effect in direct sun.
Why Professional Cleaning Makes a Dramatic Difference
Even on windows with failed seals — where the interior fog cannot be fixed — professional exterior cleaning produces a striking improvement. The combination of hard water film, oxidation, and environmental residue on Michigan windows is often responsible for 50–70% of the visual haziness. Homeowners who've lived with foggy-looking windows for years are frequently amazed at how much better their windows look after exterior cleaning, even when the seal failure remains.
This matters practically: if you're deciding whether to replace windows, getting them professionally cleaned first gives you an accurate baseline. You may find that only one or two units actually need replacement rather than the whole house.
Michigan's Climate and Window Seals
Southeast Michigan's freeze-thaw cycle is particularly hard on window seals. Every winter, the temperature swings from below zero to above freezing dozens of times. This repeated expansion and contraction stresses the perimeter seal, accelerating failure. Windows older than 15–20 years in Michigan have a significantly higher seal failure rate than windows in more temperate climates.
Annual professional cleaning also helps extend seal life by removing contaminants that degrade the rubber gaskets around the frame perimeter.
