Window Cleaning for Birmingham's Historic Homes: Protecting Original Glass
Birmingham's Oldest Homes Deserve the Most Careful Hands
Walk the blocks around Quarton Lake, through the Crestline neighborhood, or along the residential streets just west of Woodward, and you will find some of the most beautifully preserved pre-World War II homes in Oakland County. Tudor revivals. Georgian colonials. Craftsman bungalows. Dutch colonials with original gambrel rooflines and windows that have been in place since the 1920s and 1930s.
Those original windows are not just functional. They are irreplaceable. And cleaning them incorrectly — even once — can do lasting damage that no restoration company can fully undo. ClearView Exterior Services has the knowledge and the discipline to clean historic glass properly. Call us at (248) 252-8909 before you let anyone else touch your windows.
Why Original Glass Is Different
Glass manufactured before approximately 1950 was made using processes that produced what is now called wavy glass or antique glass. Unlike modern float glass — which is perfectly flat and uniform — original glass has subtle waves, ripples, and thickness variations that are characteristic of cylinder or crown glass manufacturing. When light passes through it, the room comes alive in a way that no modern replacement can replicate.
This glass is also softer and more scratch-prone than modern glass. The surface is more porous and more vulnerable to chemical damage. Cleaners that are perfectly safe on tempered or float glass can etch or cloud original glass. Razor blades — a standard tool for removing paint or labels from modern glass — can scratch original glass instantly and permanently. A single careless pass by an uninformed technician can destroy glass that has survived 90 years.
Wood Frames: What Can Go Wrong
Original wood window frames on Birmingham's historic homes require specific handling. Wood expands and contracts with moisture. Excessive water from a garden hose or pressure washer driven into the frame joints can cause wood rot, paint failure, and joint separation. High-alkaline cleaning solutions can raise the wood grain, strip paint, and accelerate deterioration.
ClearView uses low-moisture cleaning techniques on wood-framed windows, carefully controlling the amount of water that contacts the frame. We clean frame surfaces with pH-neutral solutions and wipe them dry immediately. We pay particular attention to the putty line — the boundary between glass and frame — which is often the first place moisture infiltrates on older homes.
Original Glazing Compound
The glazing compound (putty) that holds original glass in wood frames is itself historic. Original linseed oil-based glazing compound hardens and becomes brittle with age. Aggressive cleaning, pressure washing, or water infiltration can dislodge or crack it, allowing moisture to enter the frame and beginning a cycle of wood rot and glass loosening that is expensive to repair.
Our technicians are trained to identify glazing condition before beginning work. If we see compromised glazing, we will let you know before we clean, so you can address it before water penetration worsens the situation.
Divided Light Windows and Muntins
Many of Birmingham's historic homes feature true divided light windows — multiple panes of glass separated by wood or metal muntins (the narrow strips between panes). These are not simulated divided lights with a plastic grille snapped between two large panes of insulated glass. They are the real thing, and cleaning them requires patience and detail work that most crews are not willing to provide.
Each pane must be cleaned individually. Muntins must be wiped clean without leaving solution on the glass edges. Corner residue — the buildup that accumulates where glass meets muntin — must be addressed with a detail tool, not ignored. On a home with 12-over-12 double-hung windows throughout, this takes time. We build that time into our quotes rather than rushing the job.
Lead Paint Considerations
Pre-1978 homes — which includes virtually all of Birmingham's historic housing stock — may have lead-based paint on window frames, sills, and exterior trim. While window cleaning does not sand or disturb paint in the manner that creates dangerous lead dust, our technicians exercise appropriate caution around deteriorating painted surfaces. We avoid methods that would chip or flake painted surfaces, and we follow EPA RRP (Renovation, Repair and Painting) guidelines for our scope of work.
If you are concerned about lead paint on your window frames, we can discuss our approach in detail during the initial walkthrough.
Our Approach: Gentle, Thorough, Informed
For Birmingham's historic homes, we use:
- pH-neutral, glass-safe cleaning solutions — no acids, no strong alkalis
- Natural chamois and microfiber tools — no abrasive pads
- No razor blades on original glass — ever
- Low-moisture technique on wood frames — immediate drying after contact
- Careful detail work around muntins and glazing
- Pre-service condition assessment — we note any existing damage before we begin
